Organizational Overview:
The Cincinnati Center City Development Corporation (3CDC) is a 501(c)(3), tax-exempt, private, non-profit corporation. The organization’s mission and strategic focus is to strengthen the core assets of downtown by revitalizing and connecting the Central Business District and Over-the-Rhine (OTR). 3CDC works in close collaboration with the Cincinnati corporate community and City of Cincinnati to carry out its mission. With an annual operating budget of $20 million, the organization has a team of approximately 170 full-time staff and 180 part-time staff engaged in real estate development, real estate management, civic space management and programming and business district management.

Real Estate Development - To date, 3CDC has played a direct role in over $2 billion in development projects in downtown Cincinnati and the adjacent neighborhood of Over-the-Rhine. In completing over 100 development projects, 3CDC has reimagined key civic spaces, added market-rate and affordable housing to the urban core and created density through mixed-use residential and office projects that support local small businesses.

Real Estate Management - 3CDC leases and manages over 660,000 square feet of commercial space and nearly 6,000 parking spaces with annual operating revenues exceeding $40 million.

Civic Space Management and Programming - 3CDC manages and programs six civic spaces – Fountain Square, Washington Park, Ziegler Park, Memorial Hall, Court Street Plaza and Imagination Alley. 3CDC hosts nearly 1,600 free family-friendly events each year at these spaces.

Business District Management – The organization manages two special improvement districts – the Downtown Cincinnati Improvement District and Over-the-Rhine South Special Improvement District – providing clean and safe services, homeless outreach, beatification efforts and marketing support to both districts.
Job Summary:
Under the direction of the Operations Manager, the Horticulture and Grounds Coordinator is responsible for the day-to-day landscape upkeep of Elm Street Plaza. This position is responsible for quality control of daily plaza appearance, coordinating the health of turf and plant beds, managing snow removal, and general maintenance of the facilities. This position will execute one-year maintenance plans. This role assists in overseeing 2-3 base operations staff, additional part time seasonal staff, and contractors on site, and is expected to work in conjunction with the Site Supervisors to achieve goals within the pre-determined event timelines. In addition, the position is expected to maintain professional and courteous communication with co-workers, contractors,
and public patrons. Work hours may consist of extended hours and working outside of regularly assigned hours to accommodate various duties. Coordinator may be asked to assist with landscaping needs in other spaces as time allows.
Key Responsibilities:
•
Execute day-to-day operations, including landscape and grounds management, facility upkeep and repair, and preventative maintenance.

Landscape and Floral:
?
Designs, installs, and maintains horticultural displays
?
Landscape bed preparation, planting and removing various plant materials, mulching, weeding, pruning and deadheading, litter and trash pick up in beds, raking debris, pesticide applications, and watering.
o
Turf Care:
?
Lawn mowing and edging, weeding, turf maintenance and repair, leaf removal, pesticide application. General Park Maintenance:
?
Checking chemical levels in water features, pressure washing, graffiti removal, painting, general restroom plumbing, basic carpentry, painting, restroom cleaning, etc.
?
Responsible for irrigation system preventative maintenance, minor repairs and weekly inspections,
?
Bar/patio functionality, and event equipment.
o
Winter Operations:
?
Execute the snow removal plan, including the operation of snow removal equipment.
?
Assist in Ice Rink Operations.
?
Complete service on equipment in preparation for seasonal operations.
o
Event Operations:
?
Assist in event set up as necessary.
?
In conjunction with the Operations Manager, train, schedule, and supervise staff.
?
Manage inventory and update records for grounds and facility operations.
?
Operation of various vehicles is required, including
?
UTV, landscape tractor, pickup truck and trailer, mowers, Ice resurfacer, mini loader, various lifts etc.

Qualifications:
•
Punctuality, effective communication, and leadership are integral to the success of this position.
•
Minimum of 2 years of experience or formal education working in commercial landscaping, specifically with turf fertilizers, herbicides, pesticides, and irrigation repair.
•
Experience in one or more of the following areas – landscaping, construction, event operation, sports field management, or facility maintenance.
•
Demonstrated excellent customer service skills.
Skills or Specialized Knowledge:
•
Ability to secure ODA Certified Pesticides Applicator License category 6a, 8 and core license required, certification training provided.
•
Ability to secure certification as a forklift/telehandler operator; certification training provided.
•
Basic understanding of electrical, plumbing, irrigation, HVAC, and carpentry.
•
Ability to operate, maintain, and repair various small engine machinery.
•
A valid driver’s license and experience driving various types of vehicles and trailers.
Physical and Mental Demands:
•
Demonstrate ability to lift up to 70lbs using proper lifting techniques.
•
Ability to stand and be mobile for 8-hour shifts.
•
Work outdoors during various seasonal weather conditions.
•
Willingness to work flexible shifts, including weekends, evenings, and holidays.
